Trustee Sales
Properties foreclose at an event called a "Trustee Sale". A Trustee is assigned to formalize the foreclosure and attempt legal sale of the property from foreclosed homeowner to 3rd Party. If the property does not sell at Trustee Sale to a qualified 3rd Party, the property will go back to beneficiary (the bank) as real estate owned (REO).
It is at these Trustee Sales that the best real estate deals can be had. These are "paid in full" transactions only. There is no ability for financing (mortgage lending) on these transactions. This paid-in-full requisite limits the number of buyers and allows for huge discounts on purchases. These transactions happen quickly, so there are inherent dangers.
